Properties that are near universities will appeal most to students; whilst properties that are near a busy city center will often appeal to those who are looking to work or socialize.

The schools

Another key area feature that you are going to want to seek out in a rental property, is a school, if, of course, you want to try and appeal to parents and those with families. Those types of tenants are likely to want to find a property that is not only close to a school, but also that is close to a particular school that they rate highly.

It is important to look at the property and identify what is going to offer your tenants, but you should also take the time to think about what it is going to offer you as the landlord. You want it to have a good quality return for your investment.
This can not only come in the form of the rental yield (which you are going to want to make sure is as high as possible) but also if you do think that you will be selling it in the future too.
You may find that this means that you have to buy a property that requires some work completing on it first before you welcome in tenants. This can take more time, but, in the sense of the money that you get back, may be a better idea for you.

This should be a type or number of tenants that are manageable by you as the landlord, you may want to buy an HMO or perhaps multiple dwellings, for your profits, but you need to make sure that this is something that you, as a person, can properly organize and handle.
You also want to make sure that the property is going to appeal to others out there. Things that you may be looking for are not going to appeal to everyone out there, so always be mindful of that.
It is not always easy to become a landlord and to buy and then let out a property to tenants. However, it is something that is incredibly worthwhile doing (and can be easier than you think, once you have been a landlord for some time).
