Serviced accommodation is one of the fastest growing sectors within the short term let sector. Demand is driven by the desire for a home from home experience in a more spacious environment similar to the successful Airbnb concept.
The opportunity for savvy investors in this sector is undeniable. The returns generated from a serviced apartment let on a short-term basis far outweigh those of a traditional buy to let purchase in the same location.
Earnings average between 30% to 35% based on 75% occupancy levels and investors are expected to double their returns in comparison to a standard traditional long term let.
The two key factors for a successful short-term rental property are simple; great location coupled with professional management. A management company will promote the property via the appropriate marketing channels to achieve maximum occupancy and implement the highest standards of maintenance to ensure that guests enjoy their stay, leave favourable reviews and return again in the future.

THE ORDSALL LANE MASTERPLAN
The phase two site for Media City, otherwise known as the Orsdall Lane Masterplan is currently undergoing a 10 year regeneration plan which will create over 50,000 sq. m. of commercial office space, 4,400 sq. m. of retail/leisure space and over 1,800 car parking spaces. Furthermore, planning has also been granted for
the creation of “Market Square” – a contemporary outdoor seating area for dining, local markets and events.
TRAFFORD PARK
Trafford Park is one of the largest employment hubs in Manchester. It currently houses companies employing in excess of 40,000 people. The Trafford Park area is largely made up of companies representing the traditional manufacturing and warehousing industries associated with Manchester, however in recent years considerable public and private sector resources have been ploughed into the area helping to bring about modernisation of the areas transport infrastructure and general environment making it more accessible to commuters and more attractive for companies to base themselves in the area. It remains a critical hub for employment within the city.
MEDIA CITY
The decision to move part of the BBC and ITV national operations to Salford Quays (now named MediaCity UK) in Greater Manchester was taken in 2006. Achieving the goal of creating 15,000 jobs both within the television companies and externally as a result of its commissioning activities and wider demand for services such as hotels and retail in the immediate area. Since 2016, there has been a 72% growth in jobs within the MediaCity area (the vast majority in television, radio and media) and with a further £1billion pledged to expand Media City by a further 7.7 hectares into the Ordsall Lane area, this growth in demand for jobs and housing in the area will only increase.
NOMA
An exciting creation of a 20 acre mixed use space to the North of Manchester’s Arndale centre. The idea of the scheme is to retain the areas historic appearance and turn the existing sites into both commercial and residential spaces – current estimated size sits at 400,00 sq. m. of commercial and mixed use space. With the area so accessible from Manchester Piccadilly station and via the Tram link to MediaCity, the area is fast becoming one of the largest IT and technology communities in the UK. At the centre of the scheme sits the One Angel Square building, built to house the headquarters for The Co-operative in the UK.
Manchester Airport flies to over 25 destinations including four direct flights a week to Hong Kong and 22 flights a week to Dubai. There are direct flights to Abu Dhabi, New York, Beijing and Singapore from operators including Cathay Pacific, Emirates, Qatar and Etihad Airways.
London’s Airports and a host of other locations are easily accessed by Manchester’s excellent rail links. Being a key stop for HS2 and HS3 ensures that by 2026 London will be a 1 hour commute on the new High Speed Railway, HS2, while the city’s extensive tram network opens up the surrounding areas and beyond with a range of Northern Hub rail investment proposed for the near future.
HS2 is a planned high speed railway linking London, Birmingham, the East Midlands, Leeds Sheffield and Manchester providing an engine for growth. The government’s clear commitment to the project, alongside other transport investment, will transform journey times to key areas – reducing the journey to Manchester by about half to just one hour.
